Open House

The first level of open house is merely holding a house open. Agents will put one sign in the yard, and sit in the kitchen, not engaging the customers that arrive. This is highly ineffective, and will not serve the seller or the agent well.

The second level of open house adds engagement. Agents will dress for success, engage customers, and place a sign at the entrance to the neighborhood. This should be the bare minimum of commitment for open house.

The third level of open house is far more effective. Agents will put up a lot of signs on nearby cross streets, they may even distribute signs Friday night or Saturday morning.

The fourth level of open house adds door knocking to your campaign, canvassing neighbors to invite them to your open house. This will ensure a high level of traffic, enhancing the agent's ability to sell the home.

At the ultimate level of open house, an agent will distribute flyers to local businesses and really canvas in advance of the open house. Not only will this further advance your chances of holding a house open, it will build your brand as a Realtor.

The bottom line is time. The amount of time it takes to move from level one to level five is just a few hours, but the difference it will make in the long run is tremendous. If you're going to spend three or four hours holding a house open, why not add a few more hours and really make it count?

Objection Handling Techniques

The most basic objective handling technique is avoiding questions where "No" is an option. Give customers a choice, "What would be better, meeting today at 4 pm or Saturday at 11 am?" is far better than, "Are you available this afternoon?"
