When it's time to Reduce the Price

If you've had a listing for over thirty days, or you've had ten showings in under two weeks, and you haven't received a contract, it's time to reduce the price. Your seller may disagree, which is understandable. Here's a story you can use to illustrate the situation you're in:

Imagine you've got a stack of dollars, and you need to sell them. How long do you think it would take to sell them for seventy-five cents each?
Not long!
Now imagine that you're trying to sell that stack of dollars for a dollar and twenty-five cents each. How long will that take?

It's not easy to have a serious talk about reducing the price, especially now, with prices are on the rise, but time is of the essence in real estate. A timely price reduction in the spring can save a seller thousands in carrying costs.

Monitoring Your Activity

Buddy had agents write down all of the different ways agents can generate activity. Everything from calling for-sale-by-owners, holding open house, calling expired listings, taking buyers on house tours, to personal advertising a social media. He then asked agents to cross out all of the things on the list that they haven't pursued lately.

Before we descended into negativity, Buddy reminded us that as a company, we've had a lot of sales this month. He just wanted agents to conceptualize all of the avenues in which they can generate activity, and to think about new avenues that they may not be pursuing, but are available.
